How to Find the Right Commercial Cleaning Clients When You’re Just Starting Out
When you’re new to the cleaning business, it’s tempting to say yes to every job that comes your way. I get it. Every client feels like a win. But here’s what I’ve learned growing from residential cleaning into commercial: you don’t need every client. You need the right clients.

What makes a commercial client the “right” client?
The best commercial accounts have a few things in common. Before you go after one, ask yourself:
- Do they need consistent, recurring service? Weekly or nightly cleans are what turn a side hustle into steady, predictable income.
- Do they fit what you already do well? If you don’t have the equipment or crew for a job yet, it’s okay to wait.
- Do they value your work? The right clients care about quality and reliability, not just the lowest price.
- Can they grow with you? One good account often leads to referrals, more locations, or a bigger contract down the road.
Where to start looking
Think about the businesses in your town that have people coming through their doors every day and need to look clean and professional all the time. Offices, medical and dental practices, daycares, gyms, and property managers are all great places to start your list, because a dirty space costs them customers.
Start local. Walk into businesses you already know, introduce yourself, and leave a card. Relationships win commercial accounts way more often than cold emails do.
Don’t skip the walkthrough

Price it so it’s worth it
